JOB DESCRIPTION

Job Summary:

Responsibilities include the operations, maintenance, and repair of central building systems and equipment at a world class chemical sciences research campus. Duties include all aspects of monitoring, routine and emergency response, and operations for Building Automation Systems (BAS), air handlers & exhaust equipment, lab hoods, refrigeration units and other similar/related systems. This position will be an integral member of the team to manage the daily, routine, and emergency operation of the facility to ensure 100% uptime of all systems.

Essential Job Duties:

  • Ability to maintain temperature, humidity, supply and exhaust through available systems.
  • Maintain onsite direct utilities including (but not limited to) electrical power, city water, chilled water, natural gas, nitrogen, plant air, vacuum systems, sanitary sewer and steam.
  • Knowledgeable in HVAC, plumbing, electrical, instrumentation, and mechanical skills.
  • Perform preventative maintenance work on equipment as assigned.
  • Troubleshoot and service computer data center environmental controls, air conditioners, and humidifiers along with air handling systems, commercial ice machines, hood pressure controls, all types of pneumatic controlled devices relating to temperature, humidity, air flow control, and air handler pneumatic system operation
  • Utilize BAS to monitor and adjust system settings, start/stop equipment, adjust set points, access all units and their menus, view and change attributes of any point necessary in the system.
  • Manage information communication received from alarming system.
  • Be responsive to tenant requests through both personal contact and work order systems.
  • Maintain maintenance logs and records.
  • Perform all assigned work to ensure the safety of the building's tenants and the continuous operation of the site.
  • Comply with all procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Monitors HVAC systems and operations. Conducts preventive maintenance in accordance with established schedules. Includes test runs, repairs and logging equipment.
  • Confirm equipment is clear, tagged and permitted prior to initiating any repair action.
  • With minimum supervision, work from drawings, blueprints, sketches, or oral instructions.
  • Work with other trade mechanics to complete assigned jobs.
  • Troubleshooting building control systems.
  • Being on call and willing to work overtime.
  • Repairing control valves.
  • Repairing VAV boxes.
  • Repairing and troubleshooting pneumatic control systems.
  • Monitor operational performance of equipment using the site building automation
    system.
  • Conduct and document scheduled tours of plant equipment and key areas.
  • Oversee the execution of daily operations and maintenance activities performed by third party contract personnel including the management of relevant work permits.
  • Ensure all safety, environmental, and site standards are strictly adhered to
    within the facility by both company and any vendors performing work. Ensure
    compliance with OSHA regulations, all applicable building codes, and
    policies and procedures.
  • Operation and maintenance of temperature control systems.
  • May perform other duties as assigned.

Skills, Education and Experience:
  • High School Diploma
  • Minimum of 5 years previous building operations experience or equivalent combination of formal trade school training and related experience.
  • Experience with building automation systems (BAS) is preferred
  • Familiarity with preventative maintenance and work order software systems preferred.
  • Must complete required safety classes that pertain to specific job duties.
  • Ability to handle multiple projects, trouble shoot and make informed decisions.
  • Proficient computer and e-mail skills.
  • Ability to use various testing devices related to the mechanical trades.
  • Strong interpersonal skills and the ability to function as a team member in a demanding service environment.
  • Valid driver license
