Position Overview:

The Project Manager of Construction is responsible to coordinate and execute real estate needs for new stores and to ensure project completion by required deadlines. This position is required to work closely with landlords, construction and maintenance vendors to secure permits, manage the construction process, secure certificate of occupancies, and to meet project timelines to ensure a smooth project turnover to operations.

Primary Responsibilities:

  • Provide new store opening support to the Real Estate team.
  • Handle all new store project scheduling.
  • Build relationships and rapport with various agencies in order to obtain occupancy permits and building permits.
  • Analyze issues and develop solutions within cost and budget guidelines.
  • Follow up and resolve any issues that arise with new store preparation and planning to ensure satisfactory outcome.
  • Assess needs and make appropriate decisions that meet the company expectations.
  • Collaborate with the New Store Development team and Operations to ensure readiness for occupancy.
  • Provide weekly project status reports to the Sr. Director of Construction and provide timely communication regarding construction progress to the operations team and other internal stakeholders.
  • Provide scope of work letters defining landlord and tenant's construction obligations.
  • Solicit and review general contractor bids and make recommendations for award.
  • Review and recommend for approval general contractor and vendor pay applications and change order requests.
  • Provide assistance in collecting landlord TIA reimbursements.
  • Review and recommend for approval exterior signage proposals and designs.
  • Make periodic site visits to monitor construction progress and to assure stores are being built to Ollie's quality standards and work letters.
  • Conduct project punch list inspections at construction completion.
  • Provide project close out documentation and support to assure a smooth transition to operations.
  • Complete any additional responsibilities and/or duties as assigned.

Qualifications:

  • Bachelor's degree is preferred.
  • 5+ years of prior retail construction management experience required.
  • Proficiency with Microsoft Office, Excel, Procore and internet applications.
  • Strong analytical, prioritizing, interpersonal and problem solving skills.
  • Ability to work independently managing multiple projects simultaneously while maintaining strong working relationships with others.
  • Ability to read architectural and engineering construction drawings.
  • Ability to adapt well to change in direction in a fast paced work environment.

Physical Requirements:
  • Ability to remain in a normal seated position regularly.
  • Ability to see, hear, and speak regularly.
  • Ability to grip, reach, and pinch with arms and hands frequently.
  • Ability to bend and twist occasionally.
  • Travel is required on a regular basis, up to 5 days a week.
  • Ability to work in a constant state of alertness and safe manner.
  • Must possess and maintain a valid driver's license.
